INCLUDES:
- Agree the market rent and find a tenant in accordance with the landlord guidelines
- Setup Fee (Landlords Share): £120.00 including vat
- Advise on refurbishment
- Provide guidance on compliance with statutory provision and letting consents
- Market the property and advertise on relevant portals
- Erect board outside the property in accordance with Town and Country Planning Act 1990
- Carry out accompanied viewings (as appropriate)
- Following successful application, agree tenancy start date and prepare Tenancy Agreement
- Collect and remit the monthly rent received
- Deduct commission and other works
- Advise all relevant utility providers of changes
- Undertake first visit after 1 month; 2nd visit after 3 months; 3 monthly thereafter; notify landlord of the findings
- Arrange routine repairs and instruct approved contractors (providing two quotes)
- Hold the keys through the tenancy term
- Register Deposit and Tenants details within the Deposit Protection Scheme (an approved Government Scheme ) and provide tenants with Deposit Certificate and prescribed information
- Contract negotiation, amending and updating terms and arranging a further tenancy agreement
- Pursue non-payment of rent and provide advice on rent arrears actions
- Advise on non-resident tax status and HMRC (if relevant)
END OF TENANCY
- Arrange with tenant check out appointment (date and time)
- Attend with Inventory and relevant documents
- Negotiate with Landlord and Tenant any disbursement of the security deposit
- Raise any disputed amount to DPS for final adjudication having obtained relevant quotes
- Return deposit as agreed with Landlord and tenant to relevant parties
- Instruct contractors, organise repairs / replacement / cost of broken or missing items.
- Pursue non-payment of rent and provide advice on rent arrears actions
TENANT FIND £480 incVAT
INCLUDES:
- Agree the market rent and find a tenant in accordance with the landlord guidelines
- Advise on refurbishment
- Provide guidance on compliance with stator provision and letting consent
- Market the property and advertise on relevant portals
- Erect a board outside the property in accordance with Town and Country Planning Act 1990
- Carry out accompanied viewings (as appropriate)
- Following successful application, agree tenancy start date and prepare Tenancy Agreement
- Collect and remit initial months’ rent received
- Agree collection of any shortfall and payment method
- Provide tenant with method of payment
- Deduct any pre-tenancy invoices
- Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
- Register Deposit and Tenants details within the Deposit Protection Scheme (an approved Government Scheme ) and provide tenants with Deposit Certificate and prescribed information
